Terms and conditions
The “Property” refers to the property being let known as Hawkhurst Bed and Breakfast.
“We” or “us” refers to the owner of the Property or to his appointed representative).
1. Arrival and Departure
Unless otherwise agreed in writing the self catering holiday accommodation is let from 4pm on the day of arrival to 10am on the day of departure. We reserve the right to retain deposits in the event that the property is not vacated by 10.00am.
2. Number of People
No more than the stated number of persons at the time of booking your holiday are permitted to use the property. We reserve the right to retain security deposits if additional guests and/or visitors arrive at the property without prior agreement.
3. Confirmation
Confirmation of your booking must be in writing, preferably by e mail and will commit you to your booking. A reservation, once confirmed, renders the person booking, liable for the full payment of the quoted price.
4. Payments
Payments are non-refundable so it is recommended that appropriate travel insurance is effected. A booking is not secure until full payment has been received at least 42 days before the start of the holiday.
5. Security Deposit
A returnable security deposit is required at the time of booking to cover any damage or breakages. The person making the booking and/or payment is liable for any damage to the property and its contents. A deposit of £100 will be taken. This deposit will be refunded no later than two weeks after departure unless there is damage to the property, or the property is not left in the same condition as found.
6. Cancellation
In the event of cancellation, please advise the owner with as much notice as possible so that best efforts can be made to re-let the property for you.
7. No Smoking
There is a strict no smoking policy inside the property. We reserve the right to retain the full security deposit if there is evidence of any smoke fumes or damage.
8. Washing up and rubbish
We reserve the right to retain the full security if washing up has been left or if rubbish has not been placed in the appropriate refuse bin situated outside the property.
9. Wi Fi
Wi fi internet access is provided free of charge for guests but it is provided by a 3G network. Usage, which is monitored, above this limit is expensive and the owner reserves the right to retain an amount of security deposit to cover the cost of this excess usage.
10. Neighbours
The owner asks that there is no excessive noise after 11.00pm.
11. Right of entry
The owner has the right to refuse entry to the property and cancel a booking at any time.
12 Damage
In the event of any damage, please report it so that it can be assessed before you leave the property. In the event that it is not assessed the owner reserves the right to retain the full security deposit for any damage caused. Please leave the property in an orderly condition so that there is ample time for us to clean and prepare the property for the next guests.
13 Literature and website accuracy
Whilst to the best of the Property owners knowledge the details described in the Property owners literature or web site were correct at the time of publishing, the owner reserves the right to make alterations to the property at any time and shall endeavour to inform the Holidaymaker of any such alterations. Any alterations will not degrade the property in any way. The Owner cannot accept responsibility for any changes or closures to local amenities or attractions mentioned in the website or literature.
